How Do You Remove Tile? The Surgical Method for Fast Results

4 min read

Professional tile removal takes 4 hours for a bathroom and 2 to 3 days for a full house using electric chipping hammers with dust shrouds, HEPA vacuums and diamond grinders. The "surgical method" works systematically: assess the substrate, set up dust containment, work in 1-square-metre sections, lift tiles and bedding together, then grind the substrate flat. DIY hand-tool removal of the same area takes 5 to 10 times longer and damages the substrate.

The 7-Step Surgical Tile Removal Method

Step 1: Substrate Assessment

Identify what is underneath:

  • Concrete slab: ideal for grinding
  • Cement sheet (Villaboard, Hardies): can be reused if undamaged
  • Plywood: usually replaced
  • Tile-on-tile: removable in layers
  • Mortar bed: requires extra grinding time

The substrate determines tooling and timeline.

Step 2: Containment Setup

Seal the work area:

  1. Plastic sheeting on doorways
  2. Tape around all penetrations
  3. Floor protection in adjacent rooms
  4. HVAC vents covered
  5. Furniture and belongings removed or covered

Step 3: Equipment Connection

Connect dust extraction to every tool:

  • Electric chipping hammer with dust shroud
  • Angle grinder with shroud (for edges)
  • Diamond grinder with extraction port
  • HEPA-filtered industrial vacuum

Step 4: Section-by-Section Removal

Work in 1-square-metre sections, starting from a wall:

  1. Position chipping hammer at 30-degree angle
  2. Strike edge of tile to crack bond
  3. Lift tile and bedding together
  4. Place in skip bin or wheelbarrow
  5. Continue across the section

Do not attempt to lift entire tiles intact. Cracking is normal and removes the bedding faster.

Step 5: Bedding Removal

Once tiles are up, the bedding layer (cement-based mortar) must also be removed. This is where DIY removals fail. Professional crews use:

  • Ride-on scrapers for large areas
  • Diamond grinders for stubborn bedding
  • Chipping hammers for thin layers

Step 6: Substrate Grinding

Diamond grind the substrate to remove residual adhesive and level high spots. Surface profile should be CSP-1 to CSP-3 depending on new flooring requirements.

Step 7: Final Vacuum

HEPA vacuum the entire area twice. The substrate should be visibly clean and dust-free before the next trade arrives.

What Affects Tile Removal Cost

Pricing factors:

  • Area in square metres
  • Tile type (porcelain harder than ceramic)
  • Bedding thickness (thicker mortar takes longer)
  • Substrate type
  • Access (lift access in apartments adds time)
  • Disposal volume
  • Concrete grinding extent

Typical Gold Coast and Brisbane prices: AUD 30 to 80 per square metre including bedding removal and substrate prep.
